We draw the plans and set out the approvals your land needs, and you take the set to whichever builder you like. You carry the schedule and the risk, and you keep full control.
Kit or shell
The manufacturer's structural shell delivered with its drawings, erected by you or by a crew you hire. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to move-in under one agreement. One schedule, one point of contact, one party answerable when the township, the health department or the building department has a question.
Every job starts with what your land is zoned for
In Michigan the building is rarely the first question. Who zones the land, whether the parcel can take a septic system and a well, whether there is a wetland, a lake or a stream close by, and who issues the building permit all depend on where the parcel sits.
